3 Essential Steps to Save for a Home

Saving for a down payment feels like a huge task. It doesn’t have to stay that way.

Most people start by staring at the 20% number and freeze. We reverse the order.

First set the monthly payment you can live with. That number informs your down payment and price range.

Then you learn the real options, including programs that use less than 20%. You put the savings on autopilot so you don’t think about it every payday.

Here’s the short video from our Mortgages Explained playlist that walks through the same three steps:

20% Down Is Not Required: 3 Smart Steps to Save for a Home

Step 1: Set the Payment You Can Live With

Before you chase a down-payment goal, name the monthly housing payment that can leave your checking account without creating anxiety.

That number—principal, interest, taxes, insurance, and any HOA—sets the price of the home you can actually carry. Once you know the payment, the price range becomes clear. If you want help running the numbers for a specific property, reach out. We encourage you to apply so we can spend quality time building a pricing framework around the home you choose.

Step 2: Name the Monthly Number That Doesn’t Create Anxiety

Now look at what’s left after that payment and your other fixed costs. Pick a realistic monthly amount you can move toward the down payment without stress.

It doesn’t have to be large. Consistency beats intensity. Write the number down so it’s concrete.

Step 3: Move It Automatically the Day After Payday

The day after you get paid, set an automatic transfer for that amount. Don’t think about it. Don’t wait until the end of the month to see what’s left. Automation removes the decision and the temptation to spend it.

Do this for a few months and the “huge task” starts to shrink.

20% Down payment Is Not the Only Conventional Option

On a conventional loan, 20% is not required. Some programs use less.

We have a program for qualified buyers where the down payment is as little as 1% from your own funds. Rate’s OneDown program (details retrieved 2026-10-11 from rate.com) can pair that 1% with up to $4,000 in lender-funded assistance for eligible buyers whose income is under 80% of the area median income for the property. It is for primary residences only, subject to credit and underwriting approval, and other program guidelines apply.

The trade-off is straightforward.

Moreover, with a down payment under 20%, mortgage insurance is typical.

Additionally, the interest rate could be higher.

Additionally, you have a smaller cushion if the furnace dies or another repair shows up.

Quick Definitions

  • Conventional loan: A mortgage not backed by FHA, VA, or USDA. Many eligible primary-residence buyers can put as little as 3% down; 20% avoids private mortgage insurance.
  • Rate OneDown (qualified buyers): Minimum 1% from the borrower’s own funds. Eligible buyers under 80% of area median income may receive up to $4,000 in lender-funded assistance. Primary residence. Credit and underwriting approval required. (Source: rate.com/lp/onedown, retrieved 2026-10-11.)
  • Mortgage insurance: Usually required on conventional loans with less than 20% down. It can be removed later once you reach sufficient equity.

Houston / Texas Note

The same three steps work for Houston and Texas buyers. Local assistance programs may also be available once we look at your specific situation. The payment you can live with still comes first.
